The role of the real estate container in stimulating national and foreign investment

Abstract

The aim of this research is to shed light on real estate as a pool for investment, which is an economic and strategic activity that the countries of the world and the Arab Republic of Egypt in particular attach great importance to, and this has been embodied in its constant quest for interest in infrastructure and economic ingredients, which enables it to achieve economic progress.

Egypt and the Gulf Cooperation Council countries have witnessed a noticeable increase in the volume of foreign direct investment incoming to them, in light of the growing confidence in the future aspirations of their economies, and the reduction of obstacles that were standing in the way of investment, along with the improvement in economic policies and related legislation. In spite of this, the size of these investment flows is still limited when compared to the size of the economies of these countries or the size of investment directed to other emerging markets, which may require more efforts to encourage investment, both domestic and foreign, because of this impact on growth and economic integration. In these countries. And if there are many forms of investment, then we have concentrated investments in the real estate field, which in turn has become a key factor in setting up investment projects, the latter of which requires the state to provide the real estate containers allocated to perform this process. The legislative protection of real estate investment is considered one of the strongest forms of protection, which countries pledge to investors, to encourage them to invest their capital, and it is one of the most important reasons for investors to decide where their destination will be in the world specifically, and this idea is to give the investor guarantees against any risks In his investment project in the host country, he will be exposed to guarantees that achieve the meaning of guarantee and protection from any non-commercial risk, such as nationalization, confiscation, or expropriation of the project, so ensuring these risks makes the investor immune from them, and achieving safety and development for him and his investment project
